    I've heard about the fumes part. It'll be a pain in the ass to have to stay someone else with two little ones. It's moving all the damn furniture that I'd like to avoid.

    you can use water-based poly to avoid most of the fumes, if not all, from having floors refinished. The bigger pain is the sanding.
