    Or close to it. At least on the east side of US 17.

    How big of a pain in the ass is it (insurance, stress, etc.)? Everything from Myrtle to Holden appears to be for sale.

    I know of a boat load of prop/homes that list for $1mil+ that you can get all day long for 1/2 price.

    I'll throw in the furniture and the boat for a cool 7fitty!

    Buy low sell high.

    Need to change the boat to a pool. Feel free to torch the furniture WVU-style.

    The price cut is what got us interested. Prices are at least 1/3 lower than what they were 2 years ago.

    I looked at some in Topsail in June. Lots of stuff available but was told insurance was a beatch to even get underwritten. Good time to get in if you can do it though.

    My parents looked into it at Ocean Isle this year, and are still interested. There were homes on Holden (on the waterway side) going for $325k-$400k.

    Flood, wind, whatever. Insurance in general is difficult to obtain along the coast I believe. That and property taxes are forcing some to leave.
