    Not that it's a catastrophe, but preceisely define 'profit'.

    Subtract interest, maintenance, upgrades, repairs including sweat equity, closing costs, insurance, opportunity cost ( what your down payment would've earned elsewhere in 3.5 years ), realtor's fees to get the thing sold. Also consider the non-dollar cost of the burden of ownership - basically everything you've had to deal with because you're a home'owner'.

    Answering these honestly will likely give you the answer to your first question in the thread.

    I know what profit means. I'm not going to nitpick and count things like every tool I bought to do some of the work.

    Trace, the house is schduled to close on Sept 7th if all goes as planned.

    Dont forget about the Mexican he hired to upgrade the lawn, that tool shed that resembles Fort Knox and the prime, back yard location for the ladies of the evening to conduct business.

    Don't get me wrong, I wouldn't do what I did again. However, I've learned more than I ever would have expected about electrical, framing, plumbing, tiling, etc. I just don't want to have to do that shit myself again. Knowing what's going on is a huge benefit for furture homes.
